Screen Repair in Spring Oaks, Altamonte Springs

Northwest Altamonte off SR 436 and Montgomery Rd, built 1972–1979, with a voluntary association that does not gate mesh or frame-color changes — and close enough to Lake Lotus that no-see-um mesh is a real question here, not a marketing upsell.

01The cage stock

Core 1970s territory, zero-lot-line to quarter-acre.

Spring Oaks was built 1972–1979: block-and-stucco homes, 1,500–2,700 sq ft, on lots running from zero-lot-line up to a quarter acre, some backing onto the Little Wekiva River. That build window puts every original cage frame here at 47 to 54 years old — the age bracket where self-tapping fasteners have been in Florida rain long enough to shear rather than back out, and spline grooves have widened past their original spec. See rust stains on anchors for what that actually looks like up close.

No architectural approval gate on mesh or frame color

The Spring Oaks association describes itself on its own site as “a voluntary organization” where “each home does not have to participate” and is “more of a social organization” — not an HOA with architectural review authority. That is different from a mandatory HOA, and it means a rescreen or a mesh change here does not need to clear an association board first, the way it would in Spring Lake Hills or Country Creek.

02Mesh

The closest neighborhood to the reason 20x20 exists here.

The City of Altamonte Springs bought Lake Lotus in 1972 to keep it undeveloped, and still owns it: roughly 150 acres of woods and wetlands on the Little Wekiva River floodplain. Spring Oaks homes are marketed with Little Wekiva River views — the same corridor. UF/IFAS notes biting midges are small enough to pass through standard 18x14 screening; 20x20 no-see-um mesh is the spec built to stop them. Not every cage here needs it — the ones closest to the water and the tree line feel the pressure most. Full comparison on the mesh guide and pricing on the mesh upgrade cost page.
